We are in the process of selling a family owned lodge in Hluhluwe.
There are three shareholders. The property is registered as a close corporation owned by the family, and leased and run seperately as going concern. Majority of purchase price will be in the form of shareholders-loan accounts saving on property transfer fees. Property prices are very high in Hluhluwe at the moment due to the tourism and game industry, on average it runs around R50-75 000.00 per hectare for just bush with no fencing, buildings, water or any other infrastructure.
The lodge consists of the following structures: 1. There are 6 units with two rooms each, sleeping 24 people in total. All with airconditioners and en suite with bath and shower. 2. The "top house" which has a large room with en suite facilities and another unit with 3 seperate rooms and two bathrooms. This unit has a large undercover parking area as well. 3. Store room and greenhouse. 4. Staff quarters that accommodates 4 staff members. 5. Reception building with manager's house attached. 6. Big house with outdoor area for ownwers or potentially a spa/clinic. 7. Herbivores including Nyala, Duiker and Suni with prolific bird life including large flock of crested guinea fowl. 8. 21 hectare of pristine sand forest. Fuuly Game fenced with electric gate, 20 km off N2 National Highway on R22 False Bay tarred road. 9. Large Reservoir with municipal water and Eskom power.
Occupancy varies throughout the year as they focus more on International trade. They average 40% taken from March 2014 to January 2015. 55% October, November, December, January. There is only 6 permanent staff including Issie their manager. They keep a very small staff compliment but with efficient management it works very well. They subcontract most of their activities as it makes more sense than investing in vehicles and additional staff. They have learnt this after many years in the indusrty in Hluhluwe. There is a 1 ton Nissan Bakkie they use that is part of the purchase price.
They have a business license for the current operation but there is certainly room for expansion even if you adapt current infrastrucure to save on capital outlay.
